A common question that is sometimes raised is "why don't I just go direct to a designer and then shop my plans".  After spending months interviewing dozens of designers, I came to the conclusion that there are average designers who just get the job done and give the client a mediocre result and great designers with flair and style. In my suburb over the last 15 years I continually see the same homes coming on the market for sale. Why! Because the homes are average designs. They don't have practically and flair that is needed to turn a house into a well designed & functional home. We are not talking about a "design and build" of a bird-house, we are talking about the biggest single investment you may possibly make in your life. From over 20 years of building sales, I can honestly say that every client who ever built with me, did it primarily because of the quality of design. Price was often second or third on the buyers list.

Design Flair is Everything

An Architect once told me when he graduated from University, 47 Architects received their degree, but only 2 had natural design flair. We see this a lot in the construction industry. The pinnacle job role for a draftsperson is to have their own design practice or be a head designer within a building group. We often see builders using drafts people to do a designers job or drafts people telling the public they are a designer. Unfortunately there is no qualification to use the term "designer" unlike the word "Architect" which is protected, so it is completely buyer beware as to getting a great result.

A B/Broker has the expert ability to spot good from bad, average from great and make sure of the best possible outcome. A Building Broker relies on referral business and repeat clients. It is in their best interests to make sure you receive a plan you will love. It took me personally 10 years to master the art of how to design a great home that continually earnt me business above the average. 

If you know the designers capability, seen and checked the quality of his or her design work, and are willing to take a punt ,then go for it.

If there is a problem that cant be fixed or a dispute, they know immediately who to turn too with-in the Senior Management of the building Group. If things need to go further they know and understand the process to instigate a building inspectors report through to a dilapidation report.

All Building Brokers are not the same !

A Building Broker must have a multitude of skills. Great communication through to quality experience are the absolute minimum standard. They must have a great relationships with their design and building contacts. Secondly they must have a great eye for what makes up a great design. Having the ability to add the clients design needs and wants while still maintaining budget is a balancing act for both parties. A BB may send a design back 3 or 4 times before sitting down and presenting it the first time to the client.  

What makes a Great Building Broker !

  • They have a "Client Design Wish-list” (design brief) that helps you discover what you need in a new home often covering up to 200 questions

  • They have "Designer Check-List" to ensure the highest standard of plan quality

  • They have at least 15 to 80 Builder and Designer contacts they can recommend

  • They tender your plans to a minimum of 3 builders

  • They have established builder direct contact with the directors/owners or management removing secondary sales commissions

  • They offer state of the art job tracking

  • They can offer Licence free or copy-write free designs

  • They offer project management job control and have a full understanding of the Shire and Council processes including West Australian Planning Commission and State Admin Tribunal processes

  • They offer a builder introduction meeting covering builder unique processes or expectations

  • They are available for onsite building inspections
